The lender or the title company will not clear the file without a current survey, and the date is already set. This is the most common reason anyone calls a surveyor in this city.
A fence, an extension, a stoop or a neighbour's addition sits over the line, or an old easement has surfaced in the search. Nobody can price the problem until it is drawn.
A filing has been rejected or conditioned on a document you have not got - existing grades, a site plan to scale, an as-built of what was actually built.
